All exterior modifications and additions — including but not limited to fences, pools, decks, patios, play equipment, lighting, driveways, walkways, solar installations, and any other exterior improvement — require Architectural Committee approval before work begins, per CCR Article VII §2.
Country Club Estates Architectural and Landscaping Standards.
Owners submit a Modification Request Form with a site plan, materials/colors, and dimensions for any item not specifically exempted below.
Exemptions from the Form requirement (no ARC approval needed) where all listed conditions are met: repainting/re-staining an existing structure in the same, previously approved color; seasonal holiday decorations displayed for no more than 45 days and removed within 10 days of the holiday; maintenance and replacement of lawn, shrubs, and trees;
The Architectural Review Committee tries to respond to a complete application within a week. If you have not heard back the ARC after two weeks, you should contact us. Verbal approval by a sales agent, builder representative, property manager, or Board/Committee member is not sufficient. All approvals must be in writing.
Of course, especially if you provide additional justification for why your modifications should be approved.
